Land Potential
As Pekan is a fast developing industrial centre and educational town, there is insufficient residential properties to support the surge in demand when the factories and universities are in operation. Currently, many workers have to commute between Pekan and Kuantan, which is about 30 minutes drive, as a result of inadequate housing supply.
According to Bernama report on 17th February 2009, Tanjung Agas will create a massive 30 000 jobs over the next 10 years, which means, within the next decade, Pekan will have a serious residential supply issues that need to be tackled. This does not include the current accomodation shortage for industrial workers in Pekan Industrial Zone.
When the universities are in operation, Pekan will be similar to the like of Segamat, a city with huge student populations. UITM alone will house 5000 students, according to mStar on 2nd March 2010. University Malaysia Pahang (UMP) will have as many as 10 000 students as it is the main campus. This implies that more than 15 000 additional students will populate the town by the year 2015.
Besides students, there will be considerable increment in teaching and non-academic staff. According to The Star, 18th July 2010, UITM campus can only accommodate 2000 students. This means, the personnel will have to live out of campus.
Taman Ketapang Indah 2, (refer to attached appendix 2), a single storey terrace development, is selling at RM139 800 and above, and reportedly more than 70% sold. The good response to the development is due to the strategic location of the land.
